PROJECT OVERVIEW

This site was a former industrial property, which was underutilized with large portions of the 100,000-square-foot building vacant. Clark Logic purchased the property in 2015 with the intent of making a significant investment into the building and grounds to redevelop the property and create space for local manufacturers, as well as an Arts & Events center. The site will also be utilized by Clark Logic for warehousing and logistics to support the manufacturers at this site, as well as others.

The property, which had been vacant since 1985, has a long history of industrial uses that resulted in environmental contamination. The building also had significant deterioration including outdated electrical power systems, which were nonexistent in several parts of the structure. Additionally, the roof was severely damaged and required replacement, and the structure’s alarm systems and fire suppression system did not exist. The property was identified as a “facility” and thus an “eligible” property and was qualified to request due diligence support from the Kalamazoo County Brownfield Redevelopment Authority’s EPA Brownfield Assessment Grant funds. The reimbursable eligible activities included a Phase I Environmental Site Assessment (ESA), Phase II ESA(s), and a Baseline Environmental Assessment. These reports are necessary to secure protections for environmental cleanup liabilities.

This former brownfield site is now redeveloped and provides its tenants and community a safe and healthy working environment—one they can be proud of.
