PROJECT OVERVIEW
The purpose of this Brownfield Plan is to facilitate the redevelopment of a 107.7-acre parcel of land, with the involvement of the Kalamazoo County Land Bank. The proposed project consists of the phased construction of a new 1,000,000 square foot industrial building located on three largely vacant parcels of property in Pavilion Township.
With the support of the Kalamazoo County Brownfield Redevelopment Authority (KCBRA), and the Kalamazoo County Land Bank Authority (KCLBA), the site was identified as a “eligible” because of being “owned of under control of” the land bank. The KCBRA, Kalamazoo County, and the Charter Township of Pavilion approved a Brownfield Plan that allowed for the reimbursement of $11,981,395 in “eligible activities” back to IPUSA through tax increment financing over 25 years. Some of the eligible activities included site assessment activities, demolition, site preparation, and assistance to the Land Bank.
The project will involve preparing the site and installing the necessary infrastructure required to bring this class A industrial & warehousing space online in the community.
